Following the introduction of the Building Safety Act in October 2023, and amendments to the Building Regulations 2010, it is now mandatory to appoint “Dutyholders” for all Building Regulation Applications.
JPI Fire & Building Regulation Consultants Ltd have the competence and organisational capability to fulfil the role of Building Regulation Principal Designer, offering clients the expertise and assurance to demonstrate that design works have been planned, managed and monitored relative to Building Regulations compliance.
Our Building Regulations Principal Designer services are available for all projects, regardless of size or complexity, through to Higher Risk Buildings.
Our service offering is particularly relevant to Building Regulation Applications for Higher Risk Buildings. These are administered by the Building Safety Regulator and include additional complexities vs non-higher risk projects. JPI Fire & Building Regulation Consultants Ltd have comprehensive knowledge of all higher risk procedural requirements and can seamlessly guide clients through the Gateway 2 and Gateway 3 process to arm clients with the relevant information and guidance to demonstrate compliance with all relevant requirements to the Building Safety Regulator.

JPI is delivering Building Regulations Principal Designer services on this scheme, consisting of purpose-built student accommodation in Manchester, with GRAHAM as the Principal Contractor, with a mix of non-higher and higher risk buildings. We control full compliance from design through construction, leading regulatory co-ordination. We plan, manage and monitor compliance via our inherent knowledge of all related procedural and functional requirements, and deploying bespoke software to ensure all duty holders have cognisance of their role, clarity on the regulatory process including Building Safety Regulator Gateways to support safe, buildable, and fully compliant outcomes — maintaining the golden thread and upholding our Principal Designer responsibilities throughout.
