 OUR PROJECT EXPERIENCE 

Erection of New Build Higher Risk Student Residential Accomodation

Client: Graham

Build Cost: £470 Million

Our Role: Building Regulations Principal Designer

JPI is delivering Building Regulations Principal Designer services on this scheme, consisting of purpose-built student accommodation in Manchester, with GRAHAM as the Principal Contractor, with a mix of non-higher and higher risk buildings. We control full compliance from design through construction, leading regulatory co-ordination. We plan, manage and monitor compliance via our inherent knowledge of all related procedural and functional requirements, and deploying bespoke software to ensure all duty holders have cognisance of their role, clarity on the regulatory process including Building Safety Regulator Gateways to support safe, buildable, and fully compliant outcomes — maintaining the golden thread and upholding our Principal Designer responsibilities throughout.

 OUR PROJECT EXPERIENCE 

Erection of a New Student Residential Blocks and Refurbishment of Two Further Blocks

Client: University of Exeter  

Build Cost: £185 Million

Our Role: Registered Building Control Approver

JPI is appointed as the Registered Building Control Approver for this landmark student accommodation scheme in Exter consisting of several blocks. We provide independent, expert oversight to ensure full compliance with the Building Regulations across all stages of the project. Our role includes undertaking restricted activities carried out by a Registered Building Inspector such as plan checks, site inspections and proactive collaboration with the design and construction teams to support a safe, compliant, and high-quality delivery in line with regulatory requirements.

Fire Remediation Scheme to Higher Risk Building

Client: Richard Boothroyd & Associates Ltd

Build Cost: Undisclosed

Our Role: Building Regulations Advisor

JPI is appointed as the Building Regulations Advisor for this higher-risk building, regulated by the Building Safety Regulator (BSR). Our role involves providing expert, independent advice to the design team to ensure full compliance with all applicable regulations. As part of our service, our Registered Building Inspectors is completing an independent plan checks, producing detailed assessments that are suitable for inclusion in the Gateway 2 submission to the BSR. We also conduct on-site inspections, offering independent oversight and robust evidence of effective planning, management, and coordination—demonstrating that building safety is being prioritised throughout the construction phase.

Construction of a Three-Storey Teaching Block

Client: Mount St Marys Catholic High School  

Build Cost: £46 Million

Our Role: Fire Safety Consultant

JPI was engaged as the Fire Engineer to develop and implement the fire strategy for a new school building. Our role was pivotal in designing a comprehensive fire strategy plan that protects occupants, supports safe evacuation, and ensures compliance with all relevant fire safety regulations and standards. We collaborated closely with architects, engineers, and stakeholders to integrate fire safety seamlessly into the building design, addressing challenges unique to educational environments. By anticipating potential risks and recommending effective mitigation measures, we helped create a safe, resilient, and regulation-compliant learning environment — delivering peace of mind to clients and end users alike.

Our Role: Building Regulations Principal Designer

JPI is appointed as the Building Regulations Principal Designer for this project, which features purpose-built student accommodation incorporating both higher-risk and standard buildings. Our role spans the entire process from design to completion, ensuring regulatory alignment and overseeing compliance at every stage. Leveraging our deep expertise in the relevant statutory guidance and functional standards, along with proprietary digital tools, we provide clear guidance to all duty holders. This enables a transparent, well-coordinated regulatory path, including navigation through Building Safety Regulator Gateways. Our approach safeguards the golden thread of information and reinforces our ongoing commitment to delivering safe, compliant, and practical building solutions.

Construction of New High School

Client: Wales High School (Rotherham)

Build Cost: £60 Million

Our Role: Fire Safety Consultant

JPI was appointed as the Fire Engineer for a new secondary school, providing specialist input from concept through to detailed design. Our role focused on developing a robust, tailored fire strategy that ensures safe evacuation, effective fire protection, and full regulatory compliance within a complex educational setting. Working closely with the design team, we identified potential fire risks early and integrated passive and active fire safety measures into the architectural and engineering plans. Our proactive approach helped streamline approvals and supported a smooth design process, with fire safety embedded at every stage. Through strategic planning, technical guidance, and a deep understanding of school-specific challenges, we delivered a fire solution that prioritises life safety, supports operational needs, and meets the expectations of both regulators and end users.

Six Floor Cat B Fit Out Works

Client: Blue Jelly 

Build Cost: Undisclosed

Our Role: Registered Building Control Approver

JPI supports several leading office and retail fit-out contractors and designers with expert building control services. On this sixth-floor CAT B fit-out, we acted as the Registered Building Control Approver, overseeing compliance with Building Regulations throughout. The project involved a complex BS 9999 fire strategy, requiring close coordination with the design team and careful review of escape routes, compartmentation, and safety systems. Our work included detailed plan checks, consultation, and site inspections, ensuring safe, compliant delivery in a challenging fit-out environment.

Cladding Remediation Works to Several Higher Risk Buildings

Client: Get Living

Our Role: Building Regulations Advisor

JPI is appointed as Building Regulation Advisor across this cheer with multiple higher-risk buildings, including several buildings over 100 metres in height and is regulated by the Building Safety Regulator. We provide strategic advice from early design through construction, supporting the design team in applying the Building Regulations under the Building Safety Act. Our role includes independent technical reviews of drawings and documentation to develop compliant designs and support robust Gateway 2 submissions. Our Registered Building Inspectors carry out independent site inspections, providing clear, auditable evidence of effective planning, coordination, and compliance — helping duty holders meet their responsibilities and ensuring safe, well-documented project delivery.

Erection of New 16 Storey Hotel Building

Client: Caddick Construction  

Build Cost: Undisclosed

Our Role: Registered Building Control Approver

JPI is appointed as the Registered Building Control Approver for this new 16-storey hotel development. Early in the process, we issued statutory notices to initiate and regulate the project in line with Building Regulations requirements. Our role includes detailed plan checks to ensure full regulatory compliance and identify potential issues before construction begins. We provide ongoing building control consultation, attending design team meetings to guide and support compliant design and construction practices. Throughout the build, our team conducts rigorous site inspections to verify that work aligns with approved plans and statutory standards.
